40 POINT INSPECTION CHECKLIST
Walk perimeter of your home to inspect:
- Landscaping & lawn to determine the level of care provided by lawn service company
- Windows & doors for concerns of attempted access or leaks/cracks
- Roof, gutters, eaves for damage or obstructions (from ground level)
- Lanai access door(s) & screens for damage or attempted access
- A/C, pool pump, water softeners, etc. for damage or theft
- Animal related damage to home, lanai or yard
- Remove any junk mail, newspapers, flyers etc.
- Remove any cobwebs, wasp nests etc.
Upon entering your home we record:
- Record the humidity level of your home using a portable humidity/temperature meter
- Record your thermostat settings and thermostat readings
Upon entry of your home we inspect:
- Test all smoke detectors for proper operation and date of manufacture
- Replace batteries if needed
Kitchen
- All windows/doors for leaks, attempted access, cracks or damage
- Run water in kitchen sink checking for leaks under sink
- Check & reset clocks on large appliances (if left on)
- Short cycle the dishwasher once per month
- Ensure small appliances are unplugged
- The refrigerator(s) & freezer(s) temps
- Run garbage disposal (if applicable)
- Insect or pest intrusion/infestation
Garage
- All windows/doors for leaks, attempted access, cracks or damage
- Electrical panel for tripped circuit breakers and hot breakers
- Water heater for leaks, corrosion, etc.
- Insect or pest intrusion/infestation
- Attempted access, burglary etc.
Bathroom(s)
- All windows/doors for leaks, attempted access, cracks or damage
- Flush toilet inspecting for leaks and function
- Attempted access, burglary etc.
- Run water in bath tub/shower
- Inspect under sink for leaks
- Run water in sink(s)
- Inspect for leaks
Bedroom(s)
- All windows/doors for leaks, attempted access, cracks or damage
- Light fixtures, ceiling fans for proper operation
- Ceilings, coves, closets for leaks or damage
- Insect or pest intrusion/infestation
Laundry room
- All windows/doors for leaks, attempted access, cracks or damage
- Washer Water Connections for leaks & corrosion
- Short cycle washing machine
- Run water in sink(s)
- Inspect under sink for leaks
- Dryer Vent Connections for pest & insects
